Anaheim: look beyond the citywide score.

A practical guide to comparing the home, neighborhood, school assignment and costs behind the number.

My Anaheim review gives the city a 2.6 overall score. The most useful part of that review, though, is the reminder near its end: a citywide average cannot describe every neighborhood. If you are considering buying here, use the score to start questions about a particular home.

Start with the neighborhood and your daily routes

The original review contrasts Anaheim Hills with other parts of Anaheim. That is a useful reason to compare addresses individually, rather than treating one area's experience as representative of the whole city. The Census Bureau's July 2025 population estimate is 341,008 people—a citywide total, not a description of any one block. [1]

Make a short list of the places you would travel to most often: work, school, groceries and recreation. Visit a prospective home at different times and try those routes. Check its actual parking, street access and surroundings. Ask what nearby activities would affect your routine. A weekend visit alone may leave important questions unanswered.

Use the housing figures with their dates attached

Anaheim's 2020–2024 American Community Survey figures report median household income of $95,227 in 2024 dollars, a median owner-occupied housing value of $831,200 and an owner-occupied housing unit rate of 46.2%. [1]

The home-value figure summarizes a five-year survey period. It is not today's median listing price, the price of a typical new construction home or an appraisal of a specific property. The ownership percentage describes occupied housing units; it does not tell you who your neighbors will be or how well a property is maintained.

Ask for current comparable sales for the type of home and location you are considering. Build your own ownership budget using financing, property taxes, insurance, maintenance and any association charges. A citywide price-to-income comparison cannot establish what you can afford or qualify to borrow.

Confirm the assigned schools for the address

The video discusses Anaheim Union High School District. Its results should not be presented as the results of every school in Anaheim. The city's education resource lists several districts serving local families, including Anaheim Elementary, Anaheim Union High, Garden Grove Unified, Orange Unified and Placentia-Yorba Linda Unified. [2]

Confirm the assigned school and district directly before relying on a listing or general city guide. Then look at the relevant school's current programs, services and assessment results. When comparing test results, keep the year, grade levels, subjects and student groups consistent. A single district average cannot predict a child's experience.

Research safety using the right geography and period

Anaheim Police's transparency page links to an official community crime map, department annual reports and monthly statistics. [3] Use these resources to ask specific questions about the area you are considering.

Check what is counted, the reporting dates and the geographic coverage before comparing rates. A citywide count does not establish the risk at one address, and a rate based on resident population should not be read as an individual's probability of experiencing a crime. Reported incidents also do not describe every aspect of day-to-day safety.

This article does not repeat the video's numerical crime comparison, claimed trend or school-test percentages because their exact underlying comparison tables were not independently reproduced during preparation. No blanket safety conclusion is drawn from the score.

Build a comparison that fits your household

  • Compare actual homes with similar features and current sales evidence.
  • Test the routes and parking arrangements you would use.
  • Verify school assignment and the programs relevant to you.
  • Review official local information with consistent dates and definitions.
  • Include the full ownership costs, not just the asking price.

If the home has an HOA, our reserve-study guide explains questions to ask about future repair funding. You can also read the Laguna Beach guide as an example of a different lifestyle and budget discussion, rather than a ranking of where someone should live.

The right next step is a closer look at the homes that meet your needs. Anaheim's citywide score is a starting point for that conversation, not the decision.
